Bed and Breakfast rates are based on double occupancy and include a full breakfast in the dining room. All of our rooms have luxurious pillow top mattresses, comfortable sitting areas, the finest Egyptian cotton linens, and turkish cotton bath towels for your comfort. Some rooms have high speed DSL Internet connections. All rooms have cable television. All suites have TV-VCR-DVD combos. For your comfort, we provide a smoke free environment. GENERAL POLICIES:

Check in time is 4:00 - 8:00 PM. We make every effort to accommodate your travel schedule, however sometimes early or late check in are simply not possible. If you have the need for an early or late check in please call or e-mail in advance for availability.
Check out time is 11:00 AM
We accept Discover, Visa, Master Card or American Express credit cards.
Young adult over 12 are welcome, exceptions can be made.
We may be able to accommodate your traveling pet. Please inquire.
All accommodations are subject to 6% PA sales tax and 3% local occupancy tax.
$15.00 fee for additional guest over 2.
Gift certificates available.

RESERVATION/CANCELATION AGREEMENT: When you reserve a room, we agree to turn away all other request for the room you select and you agree to pay the rate quoted for the number of days you reserve.

CANCELATION POLICY:

If you find the need to cancel your reservation we will make ever attempt to rebook your room, however please note the following:

For prime season weekends (April 1 to November 1) if a cancellation is made fewer than 14 days prior to your arrival date, and the canceled room cannot be rebooked, you will be charged your full reservation amount. In the event that the room can be rebooked, only a $25.00 per-night cancellation fee will be charged.
For any other travel dates if cancellation is made fewer than 3 days prior to your arrival date, and the cancelled room cannot be rebooked, you will be charged your full reservation amount. In the event that the room can be rebooked, only a $25.00 per night cancellation fee will apply.
For block reservations of six (6) rooms or more if a cancellation is made fewer than 30 days prior to the arrival date, and the canceled rooms cannot be rebooked, you will be charged your full reservation amount on the rooms that are not rebooked. In the event that the rooms can be rebooked, you will be charged a cancellation fee of $25.00 per room per night on the rooms that were rebooked.
If you are a “NO SHOW” you will be responsible for the entire amount of the reservation.
Early departures will be charged the full amount of the reservation.
